The average garage door will open and close 1,500 times per year. It’s one of the heaviest and hardest working fixtures in our home yet we pay little attention to it..until it stops working. Then it gets our full attention, particularly if we can’t get the car out of the garage.
The best thing you can do to ensure you achieve the longest life from your garage door is to do some basic maintenance and have it serviced regularly.
Don’t wait until your door starts playing up, have it serviced every 12-18 months. Many people notice the garage door is not working properly and assume the motor is to blame however it’s usually the door. With constant opening and closing the door can slip out of alignment and the springs lose tension.
During a service, the technician will:
check and adjust the door's alignment
tighten the tension on the springs
check parts for wear and tear
test sensors are working properly; and
look over the motor and cables for signs of wear
Maintenance you can DIY
Most Colourbond and coloured steel doors are pre-painted with a silicone modified polyester formula to protect the door from corrosion and pollutants however it’s not enough. Some manufacturers recommend that you wash down your door every couple of weeks with water and a cloth to remove contaminants and keep corrosion at bay.
Lubricating the Working Parts
Clean your doors' springs by wiping over with an oily rag. If your door has steel hinges, use an all-purpose machine oil and lubricate wheel to axle bearings.
Tracks of sectional doors should be cleaned with a cloth dampened with mineral turps or methylated spirits. There is no need to grease or polish the internal guide tracks.
Check the cables for signs of wear, rubbing or corrosion. If you find any signs of damage, don’t make any adjustments to cables as they are under high tension, call an expert.
Garage door motors don’t require you to do any maintenance except maybe a dust or cobweb clean. Don’t use any water near the motor.
